6/29/2009 - Landlord Registration Ordinance - Important Information

To: Rental Property Owners:

On May 5th 2009 the Hamilton Township Council passed into law changes and updates to the Housing Code, Chapter 66 of the Hamilton Township Code of Ordinances.

The purpose of the new ordinance is to protect the health, welfare and property of all Township residents.       

 Some of the changes include:

1.       Requiring the licensing of all residential rental property owners. Licensing will allow the town to better monitor and maintain residential rental properties. Licenses are valid for 5 Years.

 

2.       Changes to the current fee structure of residential rental registration, licensing and inspection process. The new changes lower the change of occupancy inspection fees in single family rental units and encourage inspections and compliance of all rental units. Residential Rental Units must be inspected at least every 5 years. One free inspection coupon is issued at time of registration.

 

 

3.       All buildings in use as residential rental living units must be registered as such with the Housing department.

Property Owners who currently have residential rental properties in Hamilton are required to apply for a license and register their rental units NO LATER THEN AUGUST 25, 2009.  Failure to apply and register by this date may result in penalties and fines ranging from $500 to $2000.00, and may also affect your ability to do business in town as a landlord.

Open enrollment for landlords will also take place on Monday July 27th and Monday August 3rd  2009 from 5-7 pm at the Hamilton Municipal Building, Housing Office 2nd Floor, 2090 Greenwood Avenue, Hamilton, NJ 08650. Any questions will be answered and assistance with forms will be provided.
