Can the buyer schedule the certificate of occupancy inspection?
The buyer can apply for and schedule the CO inspection; however, it is suggested that they wait until after they close on the house and become the owner since it is easier to schedule entry into the house when dealing with the owner of the property. Certificate of Occupancy is not required to close; only to occupy the house. This includes moving in personal effects.
If they do not wish to wait, they can apply for the certificate of occupancy and we will have to coordinate the inspection with the current owner.
The buyer can also hire a private company to perform a housing inspection.
